Unique selling points
Two small scale ‘boutique’ projects in Rózsadomb (‘Rose Hill’), which is one of the most prestigious residential areas in Hungary.
Development of sustainable apartment buildings with a total of 16 luxury apartments at very central and prominent locations in the 2nd district, partly with a view of the Danube.
Scarcity of housing development locations in the 2nd district and therefore a unique opportunity to (re)develop two plots located close to each other.
Both projects can make use of the reduced VAT rate (27% -> 5%), which is important for the competitive sales prices and the development margin.
Collaboration with the experienced apartment developer Whitestone who is already successfully realized two projects with REALIANCE in Budapest.
Low bank financing requirement (leverage) of only 60.9%, which has a risk mitigating effect and allow for an attractive return.
