Multifamily Portfolio III is a diversified investment in four real estate propositions focused on the Multifamily category, including both rental housing and student housing. For this proposition, REALIANCE is collaborating with three of its four strategic local partners in the U.S. (ICG, CRA, and ILC). The risk is mitigated through diversification in property type, location, local partners, and risk profil.

The Columns at Paxton Lane  
A value-add proposition with local partner ICG. The Paxton consists of 296 existing rental apartments with potential for improvement. The complex is located in one of the fastest-growing logistics/industrial regions of Atlanta, Liburn, Gwinnett County.

The Monroe
This value-add proposition provides housing for 796 students spread across 254 units. The university—Indiana University (Tier 1)—is accessible within ten minutes by public transportation.

The Beacon Core
This core+ project offers housing for 456 students, distributed across 158 units. The Marietta campus of Kennesaw State University is within walking distance of The Beacon. Downtown Atlanta can be reached in twenty minutes.

Integra Avalon
In Orlando, Florida, 280 garden-style apartments are being developed. It is expected that approximately 500,000 new jobs will be added in Orlando over the next ten years. The combination of increased employment and high-quality living is driving migration to Orlando. Due to this migration flow and demographic trends, more housing is being developed.

 

The propositions range from development (value-add), existing properties with improvement potential (value-add), to relatively new properties (core/core+). The Multifamily category has the significant advantage of being an inflation hedge, allowing rental income to be adjusted annually to current market levels due to relatively shortlease terms. Additionally, investments in student housing are generally less sensitive to economic fluctuations.
